When I represent the Landlord, my primary job is to market the landlord’s
property.  That means knowing the property and it’s prospective occupants.  Knowing
the property also means knowing the Landlord’s needs.  That means time spent
talking with the Landlord, evaluating the property and studying the market area.  In
short, I become
part of the landlord's team.  

Marketing itself can range from canvassing to mailings to working the phone.  
Finally, of course, there’s the lease negotiation.  Most landlord’s are skilled at this
and I am usually simply an important
part of the team.  Many tenants, however, are
inexperienced and I need to be sure they are aware of their right to counsel.

When I represent the tenant my responsibility is to find locations and
assist in the negotiation of favorable lease terms.

That means developing an understanding of the tenant’s business and becoming
part of the tenant’s team.  Because that’s what it’s about.  As part of your team, I
care about your success.

Compensation usually comes in the form of commissions paid by the property
owners, although when I represent a tenant, the tenant may  afford me some
protection.  As always – full disclosure is the NAME of the GAME.  I think it was Will
Rogers who once stated that if you always tell the truth it is easier to remember what
you said.
